Before you start
- Activate or open Property Manager when available to your account. Read the current unit limits and any read-only notice.
Step-by-step instructions
- Open Property Manager from Tools and review Overview and the rental setup checklist.
- Add a managed property and at least one unit using the Properties section.
- Record the landlord and tenant contacts appropriately, then record the relevant tenancy and its actual dates and terms.
- Create the charges and record payments that belong to that tenancy. These entries are records of activity, not transfers of money.
- Use the remaining setup links for applications, documents, reminders and portal sharing where relevant.
- Return to Overview to review vacant units, upcoming or expiring tenancies, overdue rent, unpaid expenses and urgent repairs.
Workspace links may ask you to sign in. Access depends on your role, plan and the records shared with you.
Read totals carefully
The dashboard derives its figures from your recorded data on the country's civil date. Money is grouped by currency rather than added across currencies, and an expense or rent balance is not automatically cash in a bank account or profit.
Upcoming, current and ended tenancies are distinct. A unit's vacancy indicator and a future tenancy can both matter when deciding what work to do next.
Troubleshooting
- Setup is blocked by capacity
- Check the unit limit, plan state and archive eligibility. Buying a promotion does not increase Property Manager capacity.
