Terms of Use

MUJ Digital LTD · Last updated

These terms govern your use of Property Hunt. Please read them together with our Privacy Policy, Acceptable Use Policy and Payments & Refunds Policy.

1. Your agreement with us

Property Hunt is operated by MUJ Digital LTD (“we”, “us”). By using the service, you agree to the terms that apply to that use. If you do not agree, do not create an account, submit content or purchase a service. Additional terms clearly presented for a particular purchase or feature apply to that purchase or feature, subject to rights that cannot lawfully be excluded.

Property Hunt provides property advertising, discovery, communications and business-management tools. Operating these tools does not make us the owner, estate agent, landlord, tenant, solicitor, surveyor or party to an advertised property transaction.

2. Accounts and authority

You must be at least 18 to create an account and have authority to act for any organisation or person you represent. Keep your information accurate, use a secure password and protect your sign-in details. Tell us at support@propertyhunt.ng if you suspect unauthorised access.

You are responsible for actions you authorise through your account and for choosing appropriate team access. This does not make you responsible for losses caused by our own unlawful conduct. Do not use another person’s identity, share access to bypass restrictions, or describe yourself as licensed or verified without the relevant basis.

3. The marketplace and property decisions

Advertisers supply property descriptions, prices, photographs, availability and proposed terms. Confirm the exact property, charges, payment recipient and the advertiser’s authority. Arrange an inspection and appropriate independent legal, survey or other professional checks before committing funds. Asking prices, search results and guide content do not establish title, planning permission, suitability or an achieved transaction price.

Enquiries, rental applications and viewing requests are communications, not by themselves binding property reservations, tenancy agreements or purchase contracts. A viewing is confirmed only when the relevant confirmation is shown. Any agreement or payment for the property is between the appropriate parties under separately agreed terms.

Do not send rent, deposits or property purchase money to us unless we expressly offer a separate service with clear payment terms. Current rent and tenancy-payment entries in the workspace are records; they are not an online rent-collection service.

4. Listings and verification

  • Only advertise property you are entitled and authorised to market. Disclose your role and obtain permissions for addresses, contact details, photographs and other material you submit.
  • Use accurate property categories, room counts, prices, price periods, location and availability. Do not use another property’s photographs or misleading map locations. Explain additional charges and shared facilities.
  • Keep content current and correct material errors promptly. Listings can be reviewed, expire, require a status confirmation or be hidden when they cease to meet publication requirements.
  • A recorded professional, identity or company review describes the check shown and its recorded date. It is not a guarantee of property ownership, title, investment performance or a risk-free transaction.
  • Sponsored placement is additional exposure, identified as such. Paying for a plan or promotion does not buy a verification finding, override moderation or guarantee enquiries or a completed deal.

5. Business tools, sharing and records

Professionals are responsible for the accuracy of client, application, tenancy, financial and maintenance records they enter, the lawful basis for handling other people’s information, their own professional duties and any agreed commission. Tools and uploaded documents do not replace professional advice, statutory notices, independent records or an agreement signed by the proper parties.

Use team, landlord, tenant and co-listing permissions carefully. Confirm the recipient before sharing a file; documents are shared as uploaded and are not automatically redacted. Co-listing access depends on the required invitation, permissions and review, and can be reduced or revoked under the service’s controls. Sharing access does not itself agree commission or transfer ownership.

Private enquiry, shortlist and invitation links give their holder the access described by the feature. Share them only with intended recipients and report misuse. The Privacy Policy explains our handling of these records and the distinction between our responsibilities and those of a business customer.

6. Plans, payments and refunds

Plan limits, prices, currency, billing period, applicable charges and any renewal terms must be shown before you pay. A free trial without payment authorisation does not become a paid subscription on its own. Where recurring checkout is available, renewal is governed by the authorisation you give and the cancellation controls shown in Billing.

Cancelling renewal normally ends future charges while preserving confirmed paid time. It does not automatically generate a partial-period refund. Monthly promotion allowances do not roll over, and cancellation does not automatically restore a spent allowance. Paid one-time campaigns do not renew as subscriptions.

Cancellation is different from a refund request. Duplicate charges, undelivered services, defective delivery and any mandatory refund entitlement are addressed under our Payments & Refunds Policy. We do not impose a blanket “no refunds” rule or remove statutory remedies. Paid features are available only when enabled and offered for your account.

7. Acceptable use and moderation

Our Acceptable Use Policy prohibits fraud, misleading advertising, harassment, unlawful discrimination, intellectual-property infringement, privacy abuse, malicious software and interference with the service. Do not bypass access controls, misuse contact information or bulk-republish listings without permission.

We can review content, investigate reports, limit a feature or suspend content or accounts where reasonably necessary to address a breach, a legal obligation or a safety/security risk. Duplicate-detection signals prompt review; they are not an automatic finding of fraud. Where appropriate, we explain the reason and how to request a review, but may withhold information that would expose a reporter, another person’s private information or a security investigation. Contact support@propertyhunt.ng to challenge an action.

8. Content and intellectual property

You retain ownership of material you submit, subject to other people’s rights. You grant us a non-exclusive, royalty-free permission to store, reproduce, format, display and deliver it as needed to provide the service, including public advertising of content you choose to publish, authorised sharing and necessary processing by our service providers. You must have the rights needed for those uses.

This permission is limited to running and supporting Property Hunt; it does not transfer ownership of your photographs or private business records. Removing or unpublishing content ends new public display through the affected feature, subject to necessary technical copies, legal retention and records other participants are lawfully entitled to keep. External caches and copies made by third parties may not disappear immediately.

The Property Hunt brand, software and our original site content belong to MUJ Digital LTD or the appropriate rights holders. Ordinary browsing, permitted indexing and links to our pages are allowed. Broader reuse requires permission or an express licence shown with the material. We do not apply another website’s open licence to our own material or to an advertiser’s photographs.

9. Guides, market data and external services

Guides, glossary entries and market summaries provide general information. A published statistic describes its stated sample and methodology; it is not an individual valuation, investment recommendation or guarantee of future results. No data release means no figure should be inferred from the existence of a market-data page.

Payment providers, maps, WhatsApp, external tours and other linked services have separate terms and privacy notices. A link or paid placement does not by itself mean we endorse the provider or property. You choose whether to use those services, and our responsibility for our own acts remains subject to applicable law.

10. Availability, ending access and records

We maintain the service but cannot promise uninterrupted access or that every third-party description will be error-free. Maintenance, network failures, updates and safety controls can affect availability. Material changes affecting an ongoing paid service must be handled consistently with the purchase terms and applicable consumer rights.

You can stop using the site, cancel an available renewal through Billing, and request account closure at support@propertyhunt.ng. Closing access, a subscription ending or unpublishing a profile is not the same as deleting every record. Our retention information explains records, shared conversations and deletion requests.

11. Responsibility and consumer rights

Each party remains responsible for its own conduct and obligations under applicable law. We do not guarantee an advertiser’s performance or a result from a promotion, but that does not excuse a failure to deliver our own contracted service or remove a remedy the law provides.

Nothing in these terms excludes or limits liability for fraud, misrepresentation, negligence or any other liability where such exclusion or limitation is prohibited. Nothing requires you to waive statutory consumer or data-protection rights, indemnify us for our own unlawful conduct, or give up access to a regulator or competent court. A refund or other remedy required by law takes priority over an inconsistent policy provision.

12. Complaints, law and changes

Contact support@propertyhunt.ng with a question or complaint, identifying the listing, account or payment reference where relevant. We may need information to investigate, but a complaint must not include passwords or full payment-card details. You can approach the appropriate regulator or a court without being required to obtain our permission.

These terms are governed by Nigerian law, subject to any mandatory protections that apply to you. Disputes may be brought before a court with lawful jurisdiction. There is no compulsory private arbitration or waiver of regulatory complaints in these terms.

We publish revisions with an updated date and notify affected users of material changes through the website or an appropriate account communication. Changes do not retrospectively remove accrued rights. Where a new agreement or consent is required, we will seek it separately. If a provision cannot lawfully apply, the remaining provisions continue to the extent they can do so fairly and lawfully.
