Before you start
- Use a property or unit you are authorised to manage. Urgent maintenance records are not an emergency-response service.
Step-by-step instructions
- Open Repairs in Property Manager, or log a repair from the relevant property/unit.
- Enter a clear title, factual description, priority and context. Add the cost and contractor information when known and supported.
- Assign responsibility and dates through the available controls.
- Move the repair through its permitted Open, Assigned, In progress and Resolved states as the real work progresses.
- If landlord cost approval is needed, use the separate approval-request workflow before assuming consent has been given.
- Record the actual cost and outcome when the work is completed. Reopen only through the permitted action if further work is needed.
Workspace links may ask you to sign in. Access depends on your role, plan and the records shared with you.
Related workflows remain distinct
A tenant's repair request is first reviewed. Accepting it can create a linked maintenance issue, but submission alone does not start a contractor or authorise spending.
Approving an estimate records consent; it does not pay the contractor or automatically resolve the repair. An expense record and its paid state must be handled separately.
Troubleshooting
- An approval became invalid after editing the repair
- Review which material details changed and issue a new request where needed. Do not treat approval of a different scope or estimate as approval of the revised work.
