Request and decide landlord repair-cost approval

Send a specific estimate for a confirmed landlord to approve, decline or return for changes.

For: Agents & developers, Landlords, Agency teams2 min readReviewed

Before you start

  • The relevant landlord share must be active and the repair must meet the readiness requirements shown.

Step-by-step instructions

  1. The agent opens the maintenance issue and its Landlord approval section.
  2. Review the current scope, estimated cost and contractor details and write a clear explanation intended for the landlord.
  3. Submit the request against the current repair and sharing state.
  4. The landlord opens Repair approvals in the shared property and reviews the request as it was sent.
  5. The landlord chooses Approve, Decline or Request changes and records any required comment.
  6. The agent reviews the decision. If the scope, estimate or other material details change, follow the renewed approval workflow instead of relying on a stale decision.
  7. After approved work is resolved, review the recorded actual cost and any variance shown.

Approval does not move money

This feature records a decision on a specific request. It neither pays the contractor nor changes the repair's operational status by itself.

An approval can be invalidated by a material issue change, reopening or a sharing/access change. Both sides should use the current record rather than an old screenshot as the authority on effective approval.

Troubleshooting

The landlord cannot open the request
Check that the correct account claimed and was confirmed for the active share. A forwarded invitation or a revoked share does not provide current access.
