Questions to organise before comparing land listings

Build a clear brief covering location, area, access, documents and intended use.

Identify what is being offered

Ask for the exact location, surveyed area and the interest the seller says is available. Keep copies of the description and the documents offered for review. A map pin and a price per plot do not fully identify a parcel.

The word plot does not specify a fixed area. Ask for dimensions and square metres, and confirm whether roads or shared infrastructure affect the usable area.

Plan an inspection

Arrange to see the boundaries and access route with someone who can explain them. Note what is physically present and what is a future proposal. Ask who is responsible for access works and services, and whether extra charges apply.

Prepare an independent review

Give your qualified adviser the documents, seller details, location and intended use. Ask them what checks are appropriate and which questions remain unresolved. An advertisement is a seller's description, not independent verification of title or planning status.
